How to Choose a Mobile Home Dealer in Columbus, MS background

How to Choose a Mobile Home Dealer in Columbus, MS

Shopping for a mobile or manufactured home in Columbus or Lowndes County, MS? What to check in a dealer: licensing, warranty, setup and price.

11/2/2026

If you're looking at mobile homes for sale in Columbus or elsewhere in Lowndes County, you'll quickly find that the dealer you choose shapes the whole experience: the homes you can see, the warranty you get, how your home is set up and who answers the phone after move-in. Here's a practical checklist for choosing where to buy a manufactured home in the Columbus area, and how Mills Home Center approaches each point from our lot on Highway 45 North.

Make sure the dealer is licensed in Mississippi

In Mississippi, factory-built homes are overseen by the State Fire Marshal's Office within the Mississippi Insurance Department. According to the agency's factory-built homes page, the State Fire Marshal's Office licenses manufacturers, dealers and installers/transporters of factory-built homes, and it advises that homes be set up by an installer/transporter licensed by that office.

So before anything else, ask two questions: is this dealer licensed to sell in Mississippi, and who will deliver and install the home? A good dealer answers both without hesitation.

Compare the warranty, not just the price

Two homes can look alike on paper and come with very different protection. The Mississippi Insurance Department notes that new factory-built homes include a one-year warranty, and that if defect issues aren't resolved with the dealer and manufacturer during that year, consumers can seek help from the State Fire Marshal's Office. HUD's homeowner resources also recommend that before you buy, you understand who offers the warranty, who performs the service, and what is and isn't covered.

At Mills Home Center, every new home includes a One-Year Manufacturer's Warranty during your first year of ownership. After that first year, your home moves into our Lifetime Warranty program, which covers air conditioning and heating, electrical, kitchen appliances, and plumbing and water heater. To keep it active, the program requires a first-year inspection, an annual inspection and annual HVAC service by a licensed technician. Read the details on that page so you know exactly how it works.

See a real range of homes

You should be able to compare single-wides and double-wides side by side, from several builders, before you commit. Mills Home Center works with factories including Clayton, TRU Homes and Southern Energy Homes, and our homes page lists our full selection. A few to start with:

  • The Tiffany (Clayton Norris Series): 2 bedrooms, 2 baths, 740 sq ft
  • The Riverview (Clayton Savannah Living): 2 bedrooms, 2 baths, 840 sq ft
  • The All American (Clayton Savannah Living): 3 bedrooms, 2 baths, 1,800 sq ft
  • The Oak (TRU Homes): 4 bedrooms, 2 baths, 1,475 sq ft

Ask how pricing works

Ask any dealer what's included and how they handle price. Mills Home Center's stated approach is competitive price matching: "Found a better price on a comparable home? Our team will work to match pricing whenever possible." Bring the details of the comparable home with you so our team can review it.

Find out what help you get beyond the home

Buying a home usually involves more than picking a floor plan. Land, site prep, transport and insurance all need to come together. Our services page lists help with homeowners and other insurance; land clearing, dirt and site prep, home set-up and gravel driveways through a partner; and transport through a partner, with pricing that varies based on distance. Ask for a written breakdown of any services you choose, so you know what is and isn't part of your home price.

Check the HUD label and know where to turn

HUD explains that a certification label, often called a HUD tag, is attached to each section of a manufactured home, and that if your retailer or manufacturer doesn't resolve a problem, you can contact your state's HUD-approved agency. In Mississippi, that's the State Fire Marshal's Office. Keep a written list of any issues and copies of your paperwork.

Get straight answers to the common questions

Down payments, using land as a down payment, combining land and home into one payment, buying with limited credit, finding land and trading in a home are all fair questions. Our FAQ page covers each of them, and our team can walk through your situation in person.

Choose someone local

A dealer close to home is easier to visit before you buy and easier to reach after. Mills Home Center has served Columbus and Pontotoc, Mississippi, for years, and we describe ourselves as "more than just a dealership – we're your partners in homeownership."
